The 1 year workmanship warranty provides surety coverage from the day of closing, and provides clearly defined construction standards for defects in materials and workmanship for the first year of living in your townhome. This warranty level focuses issues that you can see, as it covers:
For example, the 1 Year Workmanship Warranty will cover the shingles on your roof, but the 10 Year Structural Warranty is what covers the framing of the roof.
The 2 Year Systems Warranty, just like the first level, provides surety coverage from day of closing. This warranty provides clearly defined construction standards for defects in the distribution of electrical, plumbing and mechanical systems for a full two years. This covers:
If a lightbulb burns out or a toilet gets backed up, that’s not included in this warranty—but in the rare event that this happens because of faulty electrical wiring or broken waste piping, then it may be covered.
Lastly, the insurance-backed 10 Year Structural Warranty provides 10 full years of coverage for qualified structural defects from the day of closing. It protects designated load-bearing elements of the home caused by failure that affects their load-bearing function to the extent that the home becomes unsafe, unsanitary or otherwise unlivable. One major factor to consider is that warranties do not cover issues caused by improper care of your home. For example, it’s a homeowner’s responsibility to replace the filters for your HVAC system regularly—so if this necessary maintenance is neglected and then causes a systems issue, it typically won’t be covered.
