First things first—figure out your budget. You can use various online resources to calculate how much you can afford for a new townhome, but we suggest directly working with a mortgage lender to get a more accurate estimate. It can save you time in the long run when you have a professional helping you before you start looking at properties.
Sometimes, people can be a little hesitant when choosing a lender to work with, especially first time home-buyers. When looking to buy a home, a lot of people go back and forth between buying a single-family home or a townhome. For both of these types of properties, there are a lot of differences that come into play, and it’s important to figure out what you want and need in your future home. One difference between the two is the cost.
Most townhomes are typically less expensive than a traditional single-family home. Buying a resale home could sometimes also mean putting more money into fixing up the flooring, cabinetry or other aspects of the home, whereas purchasing a new build townhouse ensures that you are getting a modern home feel, and with most of our Blue Fern communities, we have areas within the townhomes that can be customized to fit the needs of you and your family.
The amount of space you need is also a huge deciding factor which is why our communities offer great outdoor living space whenever possible, and our townhomes tend to have close to or more than 1,600 square feet of living space. All of these details will help you zero in on your perfect home.
After you have a basic idea of what you’d like in terms of the look and feel of your home, start to look at the location. Over the past year, more people have started working from home. If that’s not the case for you, the commute in the morning could be a deal breaker in terms of how far away you’re willing to live from the office. Take a look at the public transportation and see if that makes a difference in deciding on a location. Our Meridian East location is close to I-5, Hwy 99, the E-line/Metro bus and the Future Light Rail will be within walking distance.
Proximity to good schools is also a huge factor in determining where you move if you have school-age children. Our Shoreline communities have highly rated schools, which is a major reason why we love building in the area.
The neighborhood social scene can also play a huge role in deciding where you want to live. Take a look at outdoor walking trails, public parks, local restaurants and events and see where you’d like to spend your time.
